The following are some of the key environmental / sustainability initiatives of Kootenay Lake Village:

  • In order to protect and preserve the natural beauty of this property for future generations, the majority of the property (at least 260 of the 450 acres) will be designated as parkland, in which no residential or commericial development will occur, other than a trail network and decks at key look-out points.
  • To further protect the natural landscape, a Building Envelope will be identified on each lot and restrictions will be placed on the amount of foliage disturbance that can occur outside of that boundary.
  • The placement and design of buildings will be responsive to and in harmony with the landscape. The building scheme will control building sizes, materials and placement such that impact to the land is reduced. Color schemes and materials will be required to be natural to help blend in with natural elements.
  • A trail network will link the community to a variety of outdoor activities without having the need to drive and to create a safer means of recreating than walking/biking on roads.
  • Once construction commences, a list of local craftsmen, laborers, suppliers and artists will be given to lot owners.
  • The use of sustainable building materials and practices will be encouraged, some of which will be mandatory in the construction scheme. The developer will identify key industry manufacturers and suppliers of sustainable materials and systems and pass these on to lot owners. Some examples are:
  • High efficiency hot water heating system to reduce fuel consumption
  • Increased insulation levels in walls and attic
  • High efficiency windows and doors
  • Energy efficient appliances
  • Energy efficient lighting like compact fluorescents
  • Generous windows to reduce lighting costs
  • Low flow toilets and plumbing fixtures to conserve water
  • Efficient use of building materials to reduce construction waste
  • Locally produced materials to support local economy
  • Recycling center in the kitchen
  • Use of building products that require lower energy to manufacture
  • Low maintenance, long lasting materials and finishes
  • Geothermal heating/cooling system
  • Non-toxic & resource efficient products
  • Engineered wood products, engineered wood flooring
  • Finished concrete flooring
  • Hiring local builders and craftsmen from Nelson and area
  • Use of indigenous materials (logs, gravel, wood, rock)
